Painting in Stellenberg

Stellenberg is largely eighties and nineties housing on higher ground near the hospital: substantial single and double-storey homes, heavy on face brick with plastered gables and feature panels, aluminium windows, and large cement tile roofs. The plots are big enough that boundary walls are a meaningful part of any exterior quote.

The recurring job here is the roof. Cement tiles from that building era fade hard under UV, and on this higher ground the north-facing slopes lose colour two to three times faster than the south. By twenty-five to thirty years old most of these roofs have chalked back to grey, and homeowners get quotes ranging from R14 000 to R40 000 for what sounds like the same work. The gap is almost entirely in whether a primer coat and proper repairs are included.

What Painting Costs in Stellenberg

Stellenberg homes are larger than average, so roof and boundary wall areas push the totals up. These bands include the preparation that makes the coating last.

JobWhat it coversPrice range
Exterior repaint, single storeywash, fill, 2 coatsR28 000 – R48 000
Exterior repaint, double storeyincludes access equipmentR46 000 – R84 000
Interior repaint, full housewalls and ceilings, 2 coatsR20 000 – R36 000
Cement tile roofaround 150 m², clean, prime, 2 coatsR19 000 – R34 000
Face brick cleaning and clear sealingper m²R85 – R150
Plastered gable repair and paintper m²R300 – R650
Boundary wallper m², both sidesR65 – R115
Ridge tile re-beddingper linear metreR180 – R350
Garage doorssteel, per doorR1 500 – R3 000

On the roof line, ask what the price per square metre is and whether a primer or sealer coat is included. A R14 000 quote and a R30 000 quote on the same roof are usually two coats over bare chalky tiles versus clean, repair, prime and two coats. Only one of those lasts.

The Best Time of Year to Paint in Stellenberg

Roof work drives the Stellenberg calendar. Tiles that are too hot will flash-dry the coating before it can bond, and tiles that are damp will not take it at all. That leaves a narrower window than most people expect.

MonthsVerdictWhy
September to NovemberThe right window for roofsWarm enough to cure, not hot enough to flash off. This is when roof coating should be done, and it books out early.
October to AprilExterior wall windowStandard dry-season work. March and April are usually the easiest to book and the walls are at their driest.
December to JanuaryDifficult for roofsTile surface temperature on a north slope passes 60 °C by midday. Coating applied to that will not bond. Roof work moves to early morning only.
December to FebruaryWatch the south-easterThis ridge catches the wind hard. Fine dust settling into wet film is the main quality risk, so spray work gets suspended on bad days.
May to AugustInteriors and quotingWet season. Good time to have the roof inspected and quoted so the work can be booked into the September slot.

Which Paint to Use in Stellenberg

The roof specification is where most of the value sits here, and the primer is the line item that separates a coating that lasts a decade from one that chalks off in four years.

SurfaceWhat we specifyWhy
Weathered cement tiles, first stepPlascon Roof Primer or equivalent sealerOld tiles are chalky and porous. Topcoat applied straight onto them has nothing to grip and will powder off. This coat is not optional.
Tile roof topcoatPlascon Nuroof Cool or Duram RoofguardNuroof Cool is heat reflective, which is worth it on the large north-facing slopes typical here.
Moss on the shaded roof slopeFungicidal treatment before cleaningKill it, then pressure-clean. Cleaning alone leaves the spores and it comes back through the new coating.
Plastered gablesPlascon Micatex or Dulux WeathershieldGables on this housing stock crack along the plaster joints. Micatex has the build to bridge it.
Face brickabe Silcoseal or Plascon Brickguard clear sealerKeeps the brick appearance and cuts water absorption. Painting face brick is a decision you cannot undo.
Boundary wallsPlascon Micatex or a textured coatingLong plastered runs are never perfectly flat. A textured product hides that and extends the repaint cycle.
Aluminium windowsEtch primer, then a two-pack or VelvagloAluminium needs an etch primer. Standard enamel straight onto it will peel off in sheets.
Interior wallsPlascon Double Velvet or Dulux Luxurious SilkWashable low sheen, sensible on the larger open-plan layouts here.

Cement Tile Roofs: What Actually Needs Doing

A proper tile roof coating is five steps. When a quote comes in dramatically cheaper than the others, it is because steps have been dropped, and the ones that get dropped are always the invisible ones.

  • High-pressure clean, after fungicidal treatment on any mossy slopes. This removes decades of chalk and growth and it is what makes the coating bond
  • Replace cracked and broken tiles. On a thirty-year-old roof expect a handful, and they cost far less to replace now than to access again later
  • Check the ridge and hip bedding. If the mortar is cracked and lifting, it needs re-bedding at R180 to R350 per linear metre before coating, or the new roof will have failing ridges on it
  • Apply a primer or sealer coat. This is the step that gets left out of cheap quotes and the reason those roofs chalk off within four years
  • Two full topcoats. One coat gives thin colour that fades unevenly on the north slope inside two summers
  • Understand what it does and does not do. A roof coating restores appearance and slows tile deterioration. It is not waterproofing and it will not stop a leak. If water is coming in, that is a separate job on the underlay, flashings or valleys

Before You Accept a Stellenberg Quote

  • The roof quote must state whether a primer or sealer coat is included. If it does not, assume it is not
  • Ask how many broken tiles are allowed for and what the rate is beyond that number
  • Confirm ridge bedding has been inspected. Coating a roof with failing ridges is money spent twice
  • Get the roof square metre figure. Roof area is roughly 15% to 25% more than floor area because of the pitch
  • For face brick, agree sealing or painting up front. Once painted it cannot be reversed
  • Boundary walls should be priced both sides, per square metre, with the total metres shown

Stellenberg Painting Questions

How much does roof painting cost in Stellenberg?
For a typical 150 m² cement tile roof, R19 000 to R34 000 for clean, repairs, primer and two topcoats. Quotes well below that are usually two coats onto uncleaned or unprimed tiles, which will not hold.
Will painting my roof stop it leaking?
No. Roof coating is a surface treatment for appearance and tile protection. Leaks come from cracked tiles, failed underlay, flashings or blocked valleys, and each of those is a separate repair that must be done before coating.
How long does a properly coated tile roof last?
Seven to ten years when the tiles were cleaned and primed first. Four to five years when the primer was skipped, and the failure shows first on the north-facing slope.
Should the ridge tiles be re-bedded before coating?
If the mortar is cracked, hollow-sounding or has pieces missing, yes. It costs R180 to R350 per linear metre now and considerably more once you are paying to get access to the roof a second time.
Is heat-reflective roof coating worth the extra here?
On the large north-facing slopes common in Stellenberg, yes. It reduces roof-space temperature noticeably and the price difference over a standard roof coating is small relative to the labour and access costs.
