Painting in Parow
Most of Parow North, Parow Valley and Parow East went up between the forties and the sixties. That means solid brick walls, thick original plaster, steel casement windows and, on a lot of properties, no damp-proof course at all. It also means many of these houses have been repainted four or five times by different people using whatever was cheapest at the time.
Those layers are the problem. When you build up incompatible coatings on an old wall, the whole stack eventually lets go together, and it usually starts at the bottom where moisture is coming up through the brickwork. The stripping line is the one that moves. On a house that has been repainted repeatedly, budget for 20% to 40% of the exterior needing paint removed rather than just washed. A painter who does not walk the whole exterior with a scraper before quoting cannot know this.

Rising Damp in Parow Homes

Before You Accept a Parow Quote
- Ask the painter to scrape a test patch on the worst exterior wall in front of you. If the coating lifts in sheets, stripping is needed and must be priced
- If there is damp, the quote must state the treatment method and the drying period before painting. A quote with no drying period has not budgeted to fix it
- Steel windows must be listed separately with de-rusting included. Enamel over rust looks fine for a season and then blisters
- Ask whether the roof coating includes rust treatment or assumes the sheets are sound
- Confirm the number of coats on the roof. Roof coatings are almost always specified at two coats and cheap quotes assume one
